Owner Financing:

There are no credit checks when you purchase property through Price Chop Land. I want to make your land purchase a simple process. There are also no pre-payment penalties, and anything extra over the regular payment is applied to the principal.

I always hire a local title company to close the land sale for us. If you choose, everything can be done by email or mail if you do not wish to travel during closing. Your total closing costs will be $485. You will also have the option to purchase title insurance at your expense if you choose to.

Unless otherwise specified in the listing description, the annual interest rate or APR is 10.75%. This can be reduced with a larger down payment or a shorter term. I am flexible with terms. If you are very interested in a property, please contact me to discuss.

Why Should I Buy From You Instead Of A Realtor Or Other Third Party?

Real estate agent fees can be as high as 10% for vacant land. By eliminating the middleman, I save you even more. Real estate agents almost always will list properties for sale at retail price for their clients. My properties are priced at significant discounts (20% – 40% discounts) to keep repeat buyers happy.

Who Owns The Properties For Sale On This Website?

We own all of the land that is listed. You do not have to worry about paying any realtor commissions.

Who Pays The Recording Fees, Transfer Taxes, And Closing Costs?

The buyer is typically responsible for paying these costs, unless otherwise stated in the listing. Please contact me about a specific listing if you are unsure.

Are There Any Back Taxes Or Liens Associated With The Properties?

All of the land sold by me has free and clear title. All of my properties are bought with title insurance through an established title company. This is a huge benefit when you buy from me. This allows you to buy title insurance at a discounted price if you choose to use the same title company that I used when I bought that specific property. There are no back taxes either. I make sure all properties are current on their property taxes.

Where Does Price Chop Land Buy Their Properties?

I examine thousands of potential properties through different sources. These include (but are not limited to) individual landowners, investors, trusts, foreclosures, and distressed properties. Many of the landowners I purchase from are distressed.

How Can You Sell The Property At Such A Discount?

My job is to search through and negotiate with thousands of parcels of land each month for the best possible deals. I also save money by not paying realtor commissions when I buy and sell property. This affords me the opportunity to sell my land again at large discounts to my customers. While I can try to sell my land for market value, I prefer to keep my customers happy so that I have repeat buyers.

Will I Be Able To Develop A Home On The Property?

Most of my listed properties are buildable lots. You will however need to conduct your own due diligence to determine if the property is buildable and get the proper permits from the County. You can start by contacting the local Planning and Zoning Department for the county in which the parcel is located. They can be a big help, and I would highly recommend contacting them before the purchase of any property.

How Do I Purchase A Property From You?

Simply start by determining the right property for you! Once you are set on a property, just email, call, or text me that you are ready to start moving forward with the purchase process. My contact information can be found below or in the “Contact Us” section of this website. When you are ready, I will send you a simple Purchase Agreement for you to read over. After you sign and send that back to me, I will send that Purchase Agreement to an established title company to close the sale for us. The title company will handle all of the administrative tasks (paperwork, deed recording, etc.), and they will act as a neutral third party to handle the funds. They will also provide you with title insurance to protect against title defects. If you live far away (even out of country), no problem. The closing can be done remotely. Remember, these properties are purchased on a first-come, first-served basis.

Do I Need An Attorney Or Real Estate Agent?

I have made the process of purchasing land very simple with a straightforward, easy-to-understand purchase contract. I encourage you to contact a professional if you feel inclined to do so, but I have worked to make the process easy for just about anyone to understand.

Do You Perform Credit Checks?

I offer “No Credit Check” finance options on my owner-financed properties that I have for sale. This means anyone can qualify! Financing option details are described under each of my land listings. There are also no prepayment penalties.

Is Title Insurance Available?

Buying title insurance is a good way to protect your land investment. The buyer is responsible for the cost of buying title insurance. My properties were already bought through a title company, and so you may be able to buy the title insurance at a good discount. Feel free to contact me with any other questions.

Can You Hold A Property While I’m Deciding To Purchase It?

Properties are purchased on a first-come, first-served basis. They cannot be put on hold. When you are ready to make a purchase, contact me right away to begin the process.
